How Does the eXp Realty Business Model Actually Work?

eXp Realty is a cloud-based real estate brokerage with no physical offices, no franchise fees, and no local market restrictions. Instead of spending money on bricks-and-mortar overhead, eXp puts that money back into agents through training, support, lead generation, and ownership in the company itself. That's the short answer. Here's the longer one, including what changed in 2026.
A Very Short History of Real Estate Brokerage
Real estate brokerage ran on one model for over 100 years. Coldwell Banker created the franchise brokerage structure back in 1906, and everyone since then built on top of it. You had a franchisor, franchisees, brokers, and agents, all stacked in a hierarchy where production flows up and revenue flows down.
Century 21 added the recognizable brand. RE/MAX added a higher commission split. Keller Williams added a profit-sharing cap. But none of them changed the actual model. It was still bricks-and-mortar, still franchise-based, still built around ownership sitting with a small group of investors instead of the agents doing the selling.
That stayed true until eXp Realty launched in 2009 as a fully cloud-based brokerage, not just a new brand inside the same old structure.
What "Agent-Centric" Actually Means
Most brokerages exist to generate a return for the people who own them, whether that's a franchise owner, a broker, or outside investors. That's normal business. It's just not built around the agent.
eXp flipped that. Cutting out long-term commercial leases and the overhead that comes with them freed up real money, and eXp put that money back into agents instead of into shareholders who aren't out there selling homes. That's what "agent-centric" means in practice, not just in a tagline.
The result is 3 lanes to build income and wealth instead of one:
- Lane 1: Production. Standard splits and caps, same as any brokerage, plus built-in lead generation and support.
- Lane 2: Ownership. Stock awards for closing deals, capping, and hitting production milestones.
- Lane 3: Leverage. Revenue share for agents who help others succeed and grow, income that isn't tied to your own production alone.
Most brokerages offer Lane 1. eXp built all 3.
Where the Money Actually Goes
Once the overhead of physical offices is gone, that savings has to go somewhere. At eXp, it goes into 4 places every agent can actually use:
Support. A dedicated broker and compliance team in every state, live help available in minutes through the company's virtual platform, not a slow email chain.
Training. Live classes running around the clock, taught by top-producing agents instead of a single trainer repeating what worked for them a decade ago.
Leads. An internal referral engine that connects agents with buyers and sellers the brokerage itself generated, on top of whatever lead generation an agent runs independently.
Ownership and revenue share. Multiple ways to earn equity in the company and get paid for helping other agents grow, not just for closing your own deals.
What Is AGNT, Inc.? (2026 Update)
Here's something that changed this year, and it matters if you're researching eXp Realty right now. The publicly traded parent company used to be called eXp World Holdings, trading under the ticker EXPI. As of June 2026, that company is now AGNT, Inc., trading under the ticker AGNT on the Nasdaq.
It's not a new company. It's the same holding company, renamed and redomiciled from Delaware to Texas. AGNT still owns eXp Realty, along with FrameVR.io and SUCCESS Enterprises. What's new is the addition of NextHome, a franchise brokerage brand with 500-plus franchisees, acquired in May 2026.
That makes AGNT a multi-model company now. eXp Realty is still the cloud-based, agent-owned brokerage described in this article. NextHome runs on a more traditional franchise model. Both live under the same parent company, giving agents and franchise owners more than one way to plug into the platform depending on what fits their business.
If you're comparing eXp to other brokerages and you see the ticker EXPI referenced anywhere, that's outdated. Look for AGNT going forward.

eXp Realty by the Numbers
As of the 2025 income disclosure, eXp Realty had 85,377 total agents, with 63,410 active and paid during the year. That's held roughly flat after the company intentionally shed a wave of unproductive agents in 2024 and 2025. Leadership has been clear that this was by design, not a sign of trouble: the agents who left were largely leaving the industry altogether, not moving to a competitor.
That's a different story than pure headcount growth, and it's the more honest one. A brokerage with over 63,000 active, productive agents is a stronger platform than one with a higher number padded by inactive licenses.
On the compensation side, eXp has distributed more than $1 billion in cumulative revenue share to U.S. agents since 2015, including over $160 million in 2025 alone. That number moves every year, so treat any specific figure as a snapshot, not a permanent fact.
Is eXp Realty a Franchise?
No. eXp Realty itself is not a franchise. There's one brokerage for the entire company, not independently owned local offices operating under a shared brand. That's a meaningful difference from Keller Williams, RE/MAX, or Coldwell Banker, where each office has its own owner and its own local economics. NextHome, the newer addition to the AGNT family, does operate on a franchise model, but eXp Realty itself does not.
The Bottom Line
The eXp Realty business model works because it removes the layer of ownership that usually sits between an agent and the value they create. No franchise owner taking a cut. No corporate hierarchy funded by agent production. Just a cloud-based platform built to put more of the company's revenue, and more of the company itself, into the hands of the agents doing the work.
Understanding the model answers what eXp is. It doesn't answer what it looks like to actually build something real on it, or who ends up doing that well versus who doesn't.
