How Does the eXp Realty Compensation Plan Actually Work?

eXp Realty's compensation plan has 5 parts: the standard costs, the commission split and cap, the mentor program for new agents, ownership through company stock, and revenue share. Most breakdowns online only cover the split. Here's the full picture, including the 2024 revenue share update most articles still haven't caught up to.

The Standard Costs

Joining eXp costs $149 upfront, which includes your first month. After that, it's $85 a month for your cloud brokerage tools, training library, and support. Every closed transaction adds a $25 broker review fee and a $60 risk management fee, which covers errors and omissions insurance, though the risk management fee caps at $750 a year, so it stops adding up once you hit that number.

That's the entire fixed-cost side, no franchise fee, no desk fee, nothing for an office lease baked into your split.

The Commission Split and Cap

Every agent starts at an 80/20 split. You keep 80% of every commission, and 20% goes to eXp, until you've paid in $16,000 for the year. That works out to exactly $80,000 in gross commission income to hit your cap.

Once you cap, you're not paying 20% anymore... you're down to a flat $250 per transaction. After you've paid $5,000 in post-cap fees, that number drops again to $75 per transaction for the rest of your anniversary year.

There's no local variation. A $16,000 cap for an agent in Beverly Hills, California is the exact same $16,000 cap for an agent in a rural town in South Texas, even though the price points, and the commission needed to reach it, look completely different in each market.

The Mentor Program

New agents start on the exact same 80/20 split as everyone else, that part doesn't change. What's different is an additional, separate 20% fee on top, applied to your first 3 transactions only, which goes toward the mentor program and your assigned mentor. It's not a different split, it's a separate cost stacked on your first few deals, in exchange for having an experienced agent walk you through them instead of figuring it out alone.

Ownership: 5 Ways to Earn Company Stock

This is the part most brokerages don't have at all. eXp agents can earn actual equity in the company, not just a paycheck, through 5 different paths.

Worth knowing what that equity actually represents before listing the 5 ways to get it. AGNT, Inc., eXp's parent company, is cash-flow positive and debt-free, with a track record of paying a quarterly cash dividend. eXp was also the first mover in the cloud-based brokerage model and remains the clear leader in that space by scale, agents aren't earning equity in an unproven startup, they're earning equity in the company that built the category and still leads it.

Closing your first deal. A stock award just for getting your first transaction done.

Hitting your cap. Another stock award for reaching the $16,000 cap for the year.

Referring another agent. Stock for bringing someone new into the company.

Earning ICON status. eXp's top production and cultural award, worth up to $16,000 in shares of company stock for agents who meet the production and contribution requirements, in other words, agents who are also helping other agents succeed.

The Agent Equity Program. Automatically put 5% of your commission toward company stock, at a 5% discount off market price, on every deal you close, if you choose to participate. It runs in the background through eXp's own systems, so building equity happens on autopilot rather than requiring a separate manual step.

These are all ways to build an actual ownership stake in the company, based on your own sales production and on how much you contribute to the success of the agents around you.

Revenue Share, Updated for 2026

This is the piece that changed the most, and it's also the piece most older content online gets wrong.

Revenue share pays you a percentage of company dollar generated by agents you've brought into eXp, across 7 tiers of depth. Under the current structure, sometimes called Revenue Share 2.0, tiers 1 through 3 unlock immediately when you join. No threshold, no waiting. Tiers 4 through 6 unlock as you sponsor more productive agents: 5 for tier 4, 10 for tier 5, 15 for tier 6. Tier 7 unlocks at 30.

On top of that, there's a Fast Start Attraction bonus. For any agent you personally sponsor, you can earn up to $4,000, or 5% of their GCI while they're capping, during their first year at eXp. That's real money showing up faster than the old structure ever paid it.

One detail worth knowing on its own: revenue share is willable. If something happens to you, it can pass to an heir with an active license. It's not framed as a broker's legacy. It's built to be your family's legacy.

None of it costs anything extra to participate in. There's no fee for the revenue share program itself, qualification runs entirely on performance. And it's real money at scale: since 2015, eXp has distributed more than $1 billion in cumulative revenue share to its U.S. agents, including over $160 million in 2025 alone.

One More Thing: Healthcare

Since real estate agents are independent contractors, there's typically no employer health plan waiting for anyone in this profession, regardless of brokerage. What eXp does provide is a Healthcare Navigator that points agents toward 3 independent options to research on their own: Stride, a health insurance marketplace with licensed advisors who help you find a plan in a few minutes; MightyWELL, a healthcare sharing membership with plans starting around $315 a month; and Impact Health Sharing, a nonprofit sharing community with individual plans starting as low as $73 a month.

Worth being straight about what this is: eXp has no referral fee, partnership, or endorsement arrangement with any of the 3, and says so directly. It's not a company benefit so much as a curated starting point, so you're not searching from zero. The actual decision still belongs with a licensed insurance professional, not a brokerage.

The Bottom Line

Most brokerages give you one lane: close deals, earn your split. eXp gives you that same lane, on a lean fee structure with no franchise fee, no desk fee, and a competitive cap, which is a real value on its own before anything else is considered. But eXp doesn't stop there. Alongside production, there's ownership, the ability to actually own a piece of the brokerage instead of just renting space in it, and leverage, the ability to build an income stream tied to helping other agents succeed rather than only to your own deals. Most brokerages give you the first lane. eXp gives you all 3.

Two more things worth knowing that don't fit neatly into any single lane, but matter to a lot of agents deciding whether this plan fits them. Experienced agents have the option to earn additional income by mentoring newly licensed agents through the mentor program described above, getting paid to help someone else succeed rather than that opportunity going to waste. And for agents who want to build a team rather than build depth through revenue share, eXp provides a real platform to build a production team on your own terms, with several different ways to structure how that team actually earns.

Understanding the plan tells you what's possible. It doesn't tell you how fast someone actually moves through it, or what separates an agent who caps in month 6 from one still grinding toward it in month 11.
